Unbelievably good value B&B. Friendly. Fresh decor. Model ‘full English’. Lovely fresh linen aroma in rooms. Compact en suite. Shower requires a little patience. I had two good nights of sleep. Parking isn’t absolutely guaranteed but there are alternatives (ask). Definitely try the recommended restaurant
Lovely guest house, breakfast was excellent and the host was extremely friendly and helpful.
Although my single room was no-smoking, bad smell of cigarettes was felt throight the stay.

There are endless possibilities to enjoy Southampton and explore the surrounding areas of The New Forest or perhaps take a trip to The Isle of Wight on the famous Isle of Wight ferry! A particularly popular trip for Cowes week and the famous Cowes Week firework extravaganza. We also offer generous breakfasts to either eat in or take away, with our home-made cake on the side!

Very helpful. Rooms are clean with kettle and fridge. Separate shower and toilet is used by other guests. Ideal budget endish accommodation. Well worth considering. Can be very popular year round. Central location, 15 minute walk to train station. Limited parking at the front off the road.
Clean rooms. Friendly bloke covering for the owner. No breakfast served. Tea and coffee available in room. Fridge and microwave in room. No plates/bowls/cutlery though in room. Stayed in the Garden room, which backed onto the pub carpark and rear pub garden. Very noisy due to pub staying open till 1am, we stayed Friday and Saturday nights. Didn’t sleep much the Friday night due to noise and needing window open. Nice location for walking to the station and into town if you like a walk.

Lovely pretty embellishment from the outside , well kept flowers and drive , as well as a lovely courtyard garden inside is bright and modernly tastefully decorated, spotlessly clean , lovely showers , basic amenities in each room mircowave ,fridge kettle tea and coffee, hosts and all staff really friendly

Room was small but nicely made up and was clean as well as en suite. Wasn’t very impressed with the service when we arrived it wasn’t all happy it was just pay and here is your key and told to be quiet when we come in as full house. We expected there to be breakfast but were told they don’t do it this time of year.. I feel like the communication could of been nicer to make us feel welcome as feel that’s what people want and may come back another time. We won’t be booking for here again.

Excellent overnight stay here. Room was small but spotlessly clean as was en-suite. Breakfast was well cooked and plenty of it. Craig was welcoming and very helpful on phone and by email. Will definitely use again when staying in the area.
Great budget hotel for being pretty close to the station.
